Hayman Company is seeking a Part Time (24hrs/wk) Groundskeeper/Porter at our community in Grand Prairie. 
The Groundskeeper position safeguards the interests of the owners by maintaining the physical condition of property and grounds according to Company guidelines and curb appeal standards. Primary responsibilities involve the general upkeep, cleanliness and preservation of the apartment community, including parking lots, common areas and amenities, grounds, exterior buildings, corridors, stairwells, laundry rooms, and mechanical rooms, if applicable. The Groundskeeper contributes to Maintenance Department functions involving make ready, pool maintenance, snow removal and preventative maintenance. This position description is designed to outline primary duties, qualifications and job scope, but not limit the incumbent nor out company to only the work identified

Job Duties
• Maintain overall cleanliness of property and complete daily checklist
• Physically walk the property on a frequent basis to remove litter, debris, cigarette butts, and pet waste
• Keep flowers, grass and shrubs green and healthy, and free of weeds
• Maintain the pool area(s) by vacuuming, scrubbing tiles, monitoring chemicals and updating pool log daily.  CPO certification preferred
• Pressure wash buildings and breezeways and remove stains, bugs and cobwebs from all common areas including light fixtures
• Repair and replace parts for the irrigation system, as well as other tools and equipment
• Transfer trash and other items left outside of dumpster into another dumpster. Notify Maintenance Supervisor or Property Manager on a daily basis of any large, bulky items for special pick-up. Sweep dumpster enclosures daily. Keep dumpster doors closed and complete minor repairs to enclosures as needed
• Maintain exterior lighting fixtures and replace bulbs as necessary
• Keep parking areas, breezeways, and common areas swept and clean
• Snow removal and salt applications as directed by the Maintenance Supervisor and in accordance with Hayman Company policy
• Assist Maintenance Department in the turnover and makeready process of vacant units
• Perform "trash-out" duties at vacated apartments on a daily basis. Remove all abandoned furniture, trash, boxes. Transfer to dumpster or storage area, whichever is applicable
• Compliance with company standards as defined in the Employee Policy Manual, Operations and Maintenance Manuals and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC
• Assist in major appliance delivery, installation and haul-away
• Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments
• Deliver notices and communications as requested
• Full understanding and compliance with fair housing regulations and all applicable Federal, State, City, and County ordinances
• Any other assigned duties

Job Requirements
• Capable of performing sustained manual labor - May be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment), climbing ladders/stairs, and walking on rooftops
• Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion)
• Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment
• Requires the use of appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.)
• Ability to work in inclement weather for prolonged periods
• Highly organized individual, adept at multi-tasking
• Regular attendance and active participation/planning at company functions and events is also required
• Show a willingness to learn new procedures and tasks
• Work under pressure and meet deadlines
• Must possess a very high attention to detail
• Must have reliable means of transportation for work purposes, local travel, and be willing to travel for training purposes, or temporary work assignments at other Company properties
• Knowledge of OSHA guidelines and environmental/industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to multifamily housing, and in compliance to Company protocol and policies
• Control, minimize and report overtime hours on a daily basis in compliance with Hayman Company policy
• Available for early or after-hours snow removal as required
• Ability to establish and follow priorities
• Complete other tasks or special projects as assigned by Maintenance Supervisor or Property Manager

Required Education/Experience/Credentials
• High School Diploma of GED equivalent
• Computer literate
• CPO Certification preferred
• Must possess a valid driver license and automobile insurance
• Ability to read and write English; speak English and understand spoken English
