Hayman Company is seeking an Apartment Floating Property Manager to be based in the Dallas/Ft. Worth area. The Floating Property Manager is responsible for providing coverage for vacant or absent property manager positions while fulfilling performance expectations for assigned properties. While providing coverage for vacant or absent Property Manager, Assistant Manager or Leasing Consultant positions, the Floating Property Manager will oversee the overall operation of the property and the day-to-day implementation of those policies, procedures and programs that will assure a well-managed, well-maintained building within established management operating and fiscal policies and assuring compliance with Company objectives. This includes maintaining within the project a supportive environment for all residents, assuring the project's sound fiscal management, maintaining a clean, well-maintained building and grounds, managing the onsite staff and their duties, interacting with and supervising vendors. The Floating Property Manager may have the responsibility to oversee the daily operations of one or more properties. Job Duties
• Manage all aspects of the property management, operations, marketing and leasing efforts. Ensures that property team members adhere to all systems, procedures, timelines and formats established by Company.
• Develop and train property staff (leasing consultants, assistant and leasing manager and maintenance team members).
• Responsible for same-day online review responses and ensuring optimal placement of photography, accurate pricing and/or sales incentives on property website and in all advertising, to include monitoring social media to ensure platinum standard online reputation and presence.
• Display same-day response toward residents and prospects daily while implementing a solution-orientated, “win-win” approach to resolving conflict.
• Plan and host monthly resident events in conjunction with renewal, revenue and branding objectives.
• Process rental applications pursuant to Company policy and analyze cancellations, rejections, or denials on a weekly basis.
• Creation of the annual operating budgets and monitor property performance in relation to the annual budget/proforma through monthly financial reporting, analytics, forecasts, etc.
• Work to assess capital improvement needs for property, to include: Secure bids for improvements, and ensure that approved capital expenditure projects are completed in compliance to policy and contract and in a high-quality manner.
• Conduct comprehensive asset management, market, administrative and physical inspections to create monthly SWOT Analysis. Identify strengths, weaknesses, opportunities, and threats to include a plan to address.
• Effectively monitor preventative maintenance schedules.
• Conduct weekly property team member status meetings.
• Conduct daily inspection of vacant make-ready product to ensure quality and that turnover is completed within ten business days from time of moveout.
• Increase revenue and occupancy by driving sales, analyze pricing daily with and without use of a rent optimizer program, and create and implement marketing plans.
• Conducts job interviews, hire qualified candidates, and administer discipline, performance coaching and development plans in compliance with Company policy to include annual performance reviews, performance improvement plans and coaching reports.
• Shop competition at a minimum once per-quarter to evaluate improvement strategy.
• Prepare and analyze accurate and timely weekly vacancy, traffic, market survey, social media tracker, recruiting and delinquency reports.
• Evaluate risk management and administer emergency response direction in the event of a crisis.
• Process accounts receivable and accounts payable and legal documentation pursuant to Company rent collection policies.
• Responsible for all daily operations as it relates to Yardi Voyager, Leasing Pad and other software.
• Ensure asset preservation through the execution of the daily property checklist to ensure the community, its product and its amenities meet Company curb appeal standards.
• Make recommendations regarding resident programs, services and policies to the Regional Property Manager and Vice President of Multifamily Management.

• This position is a full-time position and will require the availability to work some evenings, weekends, and occasional holidays.
• Regular attendance and active participation/planning at company functions and events is also required.
• Complete other tasks or special projects as assigned by the Vice President of Multifamily Management, Regional Director or Property Manager.
• Must have a valid driver’s license and reliable means of transportation for local travel and be willing and available to accept work assignments at any of our properties on a regular and “as assigned” basis. This includes properties in: Texas, Missouri, Ohio, Illinois, Michigan, and other states when needed. Extensive out-of-state and local travel required.

Required Education/Experience/Credentials:
• Bachelor’s degree strongly preferred, high school diploma required
• Certified Property Manager (CPM), Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) (Preferred)
• Certified National Apartment Leasing Professional (NALP) accreditation (Preferred)
• Expert proficiency in all Federal Fair Housing and Americans with Disability Act
• Sales: Minimum three (3) years-experience
• Accounting: Minimum one (1) year accounting or business finance experience
• Leasing: Minimum three (3) years-experience
• Property Management: Minimum three (3) years-experience in Property Manager capacity managing 300+ units
