Woda Cooper Companies, Inc. and its affiliates are a rapidly growing, vertically integrated development, construction, and property management organization headquartered in Columbus, Ohio.  The organization specializes in providing quality affordable housing throughout the Midwest and Central Atlantic regions.  Woda Management & Real Estate, LLC (“WM&RE”), the property management organization, currently manages over 10,000 housing units in over 300 housing communities.  The management company has a concentration specifically on communities funded via the LIHTC program, Rural Development, and HUD Section 8, and other affordable programs. WM&RE has implemented Yardi Voyager software throughout its portfolio.
 
 
Purpose:
The purpose of this position is to ensure that the Community or Communities assigned are fully leased-up and compliant with all necessary regulations.
 
 
Working Relationships:
  1. Position reports to the Regional Manager.
  2. Relationships within management personnel: Service Technician, Regional Manager, District Manager, District Service Supervisor, Regional Vice President, Operations staff, Accounting staff
  3. Relationship outside the organization: State Housing Finance Agency (“SHFA”), USDA Rural Development, US Department of Housing and Urban Development, local Public Housing Authority, investor, lender, and all vendors providing service to Communities
 
 
Qualifications:
  1. Associates degree and 3 years of related experience; or an advanced degree without experience; or equivalent work experience
  2. Certifications in LIHTC, HUD and RD preferred
  3. Expertise with real-world Sales/Business Development experience working on interesting and complex business problems.
  4. Capacity to work under pressure and meet deadlines
  5. Ability to maintain an open and honest communication with your team and management
  6. Independence, yet a team player mentality
  7. Be eager and interested in real estate and compelled to help people already in the business with a desire to learn as much as possible. Be good with people (genuinely good with people) and enjoy relationship building.
 
 
Specific Responsibilities:
  1. Road Warrior – must be willing to travel within Region as assigned
  2. Conduct New Hire On-site Training and follow-up training as required within the Region
  3. Power User in Yardi and related applications
  4. Experienced Property Manager will a high level of acumen to achieve objectives as assigned
  5. Computer Literate at a high level of efficiency in Microsoft products
  6. Train, process, and evaluate Compliance Files as assigned
  7. Work with Marketing Department to drive occupancy
  8. Attend HUD, RD, and LIHTC Audits as requested
  9. Work with New Lease-up properties
  10. Execute the core values of the company
  11. Build relationships and provide support to field teams
