Summary of Responsibilities

If so, as the Preconstruction Manager for Al. Neyer, you will help translate our internal and external clients visions into a comprehensive budget that sets the framework for the project!  This is a conceptual preconstruction role where you must be able to envision a client’s goals when the information, drawings and specifications are incomplete, and then provide an accurate starting point that allows designers, architects and project managers to set the specifics.  This is a role with growth opportunity in a company with an entrepreneurial feel and the chance to stand out, make a real difference in our business, and be rewarded accordingly.
This is a vital role on our Preconstruction team.  With this opportunity, you will be responsible for producing well thought out design build estimates and proposals.  The Preconstruction Manager will be responsible for producing design build estimates/proposals using schematic level drawings, his or her knowledge of construction practices and cost, the involvement of subcontractors and the advice of consultants (i.e. Director of Site Operations, architects, engineers, etc.).  This role will also work collaboratively with DB Market Leaders, Sales team, Project Directors, and Senior Management in their respective markets.
Essential Job Functions
  • Ability to problem solve, visualize and conceptualize the construction process to find the best solutions for clients
  • Able to work in a fast-paced environment on multiple projects at the same time
  • Minimum of 5 years estimating experience; conceptual estimating experience is preferred
  • Knowledge of Design Build construction for Commercial buildings of all sizes and various product types; experience with Industrial and Office buildings is a must; experience with mixed use, multi-family and medical office buildings is a plus
  • Prepare well thought out conceptual estimates using schematic drawings and owner outline scope
  • Solicits input from subcontractors and consultants in the estimating process. Evaluates their input to make well informed projections
  • Evaluates and presents project risks including but not limited to constructability, market conditions, inclement weather, unforeseen events and unforeseen conditions
  • Leads the assigned project specific preconstruction team to prepare accurate estimates identifying risk factors and reflect all that is required to build the project
  • Coordinates with Senior Manager in Design Build assigned to the project to create a preliminary construction schedule and plan on each project to include temporary conditions and constructability
  • Leads a meeting with the Design Build team before the estimate/proposal is submitted to determine how the project will be constructed
  • Assist project managers in negotiation of contracts, change orders, etc.
Position Requirements
  • Strong conceptualization ability
  • Detail oriented with strong analytical and critical thinking skills
  • Must be able to work effectively as a member of a team
  • Strong communication skills, both written and verbal
  • Knowledge of estimating and quantity takeoff software such as Timberline and On-Screen Takeoff
  • Deep understanding of research methodology, data analysis and estimation metrics
  • Ability to foster relationships with key vendors
  • Basic understanding of accounting and project management concepts
  • Able to conduct tours of real estate sites and projects
  • Takes a strong sense of ownership in his or her work product
  • Professional demeanor including appearance, punctuality, organized, ethical and accountable
  • Comfortable meeting with clients to ascertain project requirements
 Qualifications and Experience
  • Bachelor’s Degree in Engineering or Construction Management, Engineering, Architecture or previous experience
  • At least 2 years’ experience with conceptual estimating
  • Familiarity with Design/Build methodologies
Physical Demands
Moderate physical effort required to sit, stand at files, bend, stoop, lift, walk and climb.  Maximum unassisted lift is 70 lbs.  Average lift is less than 10 lbs.  Requires ability to use a keyboard and monitor.  Also requires the ability to communicate verbally, both in person and on the telephone.  May require some travel by car/truck.
Environmental Requirements
Average inside office environment.  Average office noise levels.  No personal protective equipment is required.  Ambient temperature is between 68F and 76F.
