Essential Job Functions Face of the market Networking with real estate brokers, advisors, politicians, developers, service providers, end users Media liaison with support from corporate Marketing Director Potential office leader as more personnel are hired Generate new development business Build to suit & Speculative office, medical and industrial Acquisition/redevelopment of existing properties Generate, with others, new design/build business Lead development manager in the market Acquisition Approvals (external and internal) Assist in recruiting equity Assist in financing Financial underwriting and management Lease negotiations Employees may be asked to perform other tasks not listed in the essential job functions. Position Requirements Efficiently and effectively lead selected key real estate development projects as they move through the various levels of documentation, possessing an in-depth knowledge of planning and entitlement Coordinate and prioritize resources to assure the timely completion of multiple projects Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments Maintain a complete understanding of market dynamics, trends, and data to support investment considerations in any given project. Develop a strategy to secure business in various market segments. Qualifications and Experience Hold a B.Arch, M.Arch, Engineering, Business, Finance or Marketing degree Be a long time resident of the Raleigh region and well connected with real estate brokers, advisors, politicians, etc. and a recognized practitioner in the commercial real estate market Have prior business development and real estate development experience in multiple product types Be a self-starter with perseverance Have a customer focus, possessing integrity, and being trustworthy Be action oriented and an excellent problem solver, with a drive for results Have business acumen and strategic agility Initially, be able to work with a remote support team Be creative, competitive, and deal focused Have excellent relationship and presentation skills Be an excellent negotiator Be proficient in Microsoft Office Have an understanding of real estate finance and underwriting Ability to work in groups, independently, and beyond normal business hours Physical Demands Low physical effort required to sit, stand at files, bend, stoop, lift, and walk, including in outdoor settings at, but not limited to, company managed properties and construction projects. Maximum unassisted lift is 40 lbs. Average lift is less than 10 lbs. Requires ability to use a keyboard and monitor. Also requires the ability to communicate verbally, both in person and on the telephone. Requires some travel by car and by air. Environmental Requirements Average inside office environment. Average office noise levels. No personal protective equipment is required. Ambient temperature is between 68F and 76F. Occasional work in outdoor settings, including at company managed properties and construction projects. Personal protective equipment will be provided as required.
