Manager - Real Estate Development 

Department:            Real Estate Development

Summary of Responsibilities
The Project Manager leads the development process including the development of concepts, budgets, coordinating due diligence, zoning issues and compilation of all information in association with the Business Development Leader.  Oversees progress and acts as owners’ representative during the construction phase for signed projects.  Facilitates seamless transition of completed projects to operation and management.
Essential Job Functions
  • Drive the complete due diligence process (soils, Phase I, environmental surveys, title etc.), compile information and budgets for a feasibility/pro-forma analysis; monitor project budgets.
  • Present project information and feasibility analyses for internal approval.
  • Investigate zoning regulations for prospective land acquisitions/uses and coordinate necessary rezoning procedures.
  • Coordinate site plan/governmental approvals for signed developments.  Lead presentations to government bodies as necessary.
  • Lead the project team on lease, purchase agreement, contract negotiation and misc. other project documentation.
  • Serve as “Owner’s Rep” for bidding, buy out and construction of signed projects.
  • Communicate project requirements to internal teams; facilitate meetings upon project transition to construction and / or operation.
  • Coordinate or facilitate meetings with tenants and design/build contractors as necessary.
  • Monitor construction scheduling and budgets of Al. Neyer owned managed projects.  Process pay requests and change orders for internal and lender’s funds.
  • Prepare project reports on a regular basis.
  • Perform site inspections to assure conformance to developments plans and specs.

Qualifications and Experience
  • Ability to analyze data and make recommendations.
  • Ability to use critical thinking to solve complex problems.
  • Ability to communicate professionally with others, including planning commissions/other government bodies.
  • Ability to coordinate outside vendors, particularly in the due diligence process.
  • Familiarity with principles of real estate finance and real estate financial models.
  • Successfully completed a Bachelor’s Degree or higher in Business, Finance, Architecture, Engineering, Law or Planning.
Physical Demands
Moderate physical effort required to sit, stand at files, bend, stoop, lift, walk and climb.  Maximum unassisted lift is 70 lbs.  Average lift is less than 10 lbs.  Requires ability to use a keyboard and monitor.  Also requires the ability to communicate verbally, both in person and on the telephone.  May require some overnight travel by car or airplane.
Environmental Requirements
Moderate to extreme outdoor conditions.  Above average noise levels.   Protective equipment is required. 

Average inside office environment.  Average office noise levels.  No personal protective equipment is required.  Ambient temperature is between 68F and 76F.
